GPW & Associates were located in several different suites
in the same building creating inefficiencies in space utilization and
duplication of filing and office systems due to the Firm’s ongoing
growth. The client realized that they needed to plan for future growth
and wanted to have all operations housed in one facility. GPW& Associates
primary focus was to own their own building instead of Leasing. Strategic
Commercial Realty was brought on board to evaluate the Firm’s growing
space needs, provide market information as to available properties for
sale and for lease, and to analyze the various options and present them
in a bottom line, apples to apples comparison.
Doug spent the better part of a year assessing the options for purchase
and the costs of potential reconfigurations verses the merits of leasing
when GPW & Associates settled on moving forward with a lease arrangement.
Doug was able to negotiate for a new space in the clients existing building
which consolidated them on one floor and allowed for future expansion
in a preplanned arrangement offering a sensible plan for the Firm’s
future growth. The new lease represented a reduction in the rental
rate of 24% on a per-square foot basis and a complete build-out at the
