Metris was housed in an owned 128,000 SF Corporate Campus setting in North Scottsdale, which included 5 acres for expansion. The campus featured a complete workout and recreation center, nursery care operation, 200-seat training auditorium, full kitchen and dining facility, a payment receipt and a banking center. The Bankcard Company wanted to sell and then resize into a smaller facility in close proximity for the enhancement of employee retention. This would be a 24/7 Bankcard operation housing over 600 employees. Metris needed to be located in a state of the art facility offering the latest telecommunications, dual redundant power feeds, backup power generators and multi level security systems to house their highly confidential card member data and Telecommunications center.

We provided Metris with all the latest Corporate Headquarter Building sales information in the Southwest region to assist with placing a value on their project. Doug and Rick approached several major developers with proposals to perform a build to suit on Metris' vacant 5 acres and then sell the remaining Corporate Campus. After an extensive market search and analysis it was determined that leasing a different facility coupled with an out right sale of the entire campus would result in the greatest savings to the client. Their campus was sold to another banking institution for $20,000,000 and a new location was procured. We where able to negotiate a below market sublease from Prudential Insurance which included a cash payment to the client of $1,000,000 upon occupancy and resulted in over $ 700,000 a year in occupancy costs savings to the client for the new lease term.
